Pursuant to New York Real Property Law § 442-h, Dream Big Realty Group LLC has adopted the following Standardized Operating Procedures for prospective homebuyers. These procedures will be applied consistently and uniformly in accordance with all applicable federal, state, and local fair housing and anti-discrimination laws.
Dream Big Realty Group LLC does not require prospective homebuyers to provide identification as a condition of receiving an initial consultation, general information, or other preliminary brokerage services.
Government-issued identification may be requested when reasonably necessary for safety, property-access requirements, fraud prevention, identity verification, or another lawful business purpose. Any such requirement will be applied uniformly and will not be based on a person’s membership in a legally protected class.
Dream Big Realty Group LLC does not require a prospective homebuyer to sign an exclusive broker agreement merely to inquire about services, participate in an initial consultation, receive general information, or independently attend an open house.
Before a Dream Big Realty Group LLC real estate professional who is working with a buyer provides an in-person or live virtual tour of a property, the buyer may be required to enter into a written buyer agreement in accordance with applicable law, MLS rules, and professional requirements.
A written buyer agreement is not required to be exclusive unless exclusivity is knowingly and mutually agreed upon by the buyer and Dream Big Realty Group LLC. The agreement’s services, duration, compensation, exclusivity, and other terms are negotiable.
Dream Big Realty Group LLC does not require a mortgage preapproval or proof of funds as a condition of receiving an initial consultation, general information, or other preliminary brokerage services.
Depending on the circumstances, a mortgage preapproval or proof of funds may be requested before scheduling certain private property tours, preparing or submitting an offer, or when required by a property owner or listing broker. Any such requirement will be applied consistently and without discrimination.
